My parents got a bargain for a 3bd 2 bath house for 240k. And the bedrooms aren't really all that big, but big enough. Mostly the vaulted ceilings make it not feel like a small house. That and the open kitchen and living room floorplan. Avg nice house I've seen runs around 320k. Hop across the water to Seattle and they jump to around 500k. But yeah, my mom is from texas, and said 150K could get you a mansion like house... But the pay is less down there anyways. Our min wage here is like 8.17 now?
rootbear75 Posted July 22, 2008 Author Report Posted July 22, 2008 (edited) i dunno about all the math, but one thing shot right out at me fear $1500 a month for a 3 bedroom , 1 1/2 bath. god !@#$%^&* cost of living up there must be astronomical compared to where im at here in east texas, haha. my dad lives in a 3 bedroom 2 bath lakeside house in chandler tx and it was set for a 15 yr mortgage and has a $450/mo note that gets paid off in about 5 more years (not sure on down payment but it wasnt more than 15k). value is probably around 150k now, it's increased a lot , but a lot of this is from just improvements that have been installed since mortgage. i.e. it used to not have paved driveway and garage now it does, also huge new storage building in backyard etc, new tiled roof & carpet, etc... but real estate values here have gone up a lot, even with current slump. it's in texas and in a suburban area near Tyler, so.. anyhow. $1500 a month for 3 bedrooms. wtf. remind me not to move to NY ed: also you can rent decent 2-bedroom apts with washer/dryer connection for $500 here. or very good ones with washer & dryer included, 2 bedrooms, security fences and the works for $600 (well, for the good old boy network anyway)1) you got it mixed up... i live there free for a while then pay a reduced rent (only after completing said work). We then have reduced rent for however long we want.2) It's not in NY, its 30 minutes south of DC. and to polix, we are renting... not buying... Edited July 22, 2008 by rootbear75

Also, do you really want to live in a house? The free time is not specifically stated, nor is the reduced rent. If they were really good numbers, they'd be in the listing. In terms of time and your gas, doubling or tripling your commute time is probably not worth it. It also seems like you might have to convince yourself that you want to live there and that this is a good deal, in which case you should not live there. Edit: Strikeout! I live in Southeast Texas and for 240k you can practically buy a mansion. I know of a 5bd 3 bath 2 story with swimming pool and sun room for 140k. Plus the house in a very rich neighborhood, they even have a different trash pickup then we do, and its right down the road.

Anyways, I've known and dated a few Texans before who had just moved up to Canada, they're actually pretty nice folk, but I know I wouldn't be caught living in Texas anytime soon. I remember someone telling me that in some parts of Texas they can't have basements or something because of flooding?

If you can get away with doing the work at a company quoted price, you can easily have reduced rent for multiple months. If the only reduction you get is from material costs and general hourly wages, it's a horrible deal and you'll regret signing a lease. Both bathrooms look like they can be retiled and the one tub can probably be pulled.You can do almost anything you want for the basement. I'd say you could live there for a minimum of a year practically rent free if you can use an inflated quotable price from a big name company for all of your changes. I remember someone telling me that in some parts of Texas they can't have basements or something because of flooding?it's more a case of the soil type (altho in some parts they have higher water tables too). i've been in a few homes with basements. if you want to pay more and have a house constructed with one, you could get one in most areas. but basically instead of basements, you have much largier and roomier attics. it's really not just a texas thing anyways. in the south as a whole there are fewer basements. in the north there are more, since you have to dig a foundation below the frost line anyway.

I honestly wouldn't waste my time. The housing market is still under a lot of pressure, and some banks are saying it could slide for 2-3 more years. You'd be doing them a favor by going for that, even under "reduced rent." You can get an apartment cheaper than that, and it should fill any needs (my family managed to find a $500/month that was quite comfortable for 5 people). That's an especially good deal if you actually have savings and know what your job's going to be and where you're going to live, because, !@#$%^&*uming you finish college with some savings, you should be able to lay out enough to buy a nice house before the housing market bubbles again.
